HOW BENEFICIAL IS A HOME INSPECTION?

By providing you with a professional, unbiased report on the condition of the home and the operability of the systems within, you will be able to make better and more informed decisions about your prospective home.

WHAT CERTIFICATION IS AVAILABLE?

OHIS is State licensed and a member of ORCIA. Oklahoma Residential and Commercial Inspection Association is the first statewide inspection association. ORCIA offers certification, continuing education, bylaws, and a code of ethics. OIS is a charter member of ORCIA.

WHAT SPECIFIC QUESTIONS SHOULD YOU ASK A HOME INSPECTOR?

A. How long have you been performing home inspections? We have been performing full home inspections for over 30 years.

B. Do you perform home inspections on a Full time or Part time basis? Many inspection companies perform inspections only on a part time basis for a low fee, with much less experience and credentials. We have been performing home inspections on a full-time basis for over 35 yrs.

C. How long will it take to perform the inspection, what kind of report do you offer & how soon will I receive the report from you? A home inspection generally takes one to two hours depending on the size of the home. Usually a team of inspectors are provided for every inspection. This allows for a more thorough inspection. We provide a professional typed report with pictures informing the buyer of repairs and optional cost opinions. This report is usually delivered to the buyer and realtor the next day. As a service to the buyer a separate page of suggestions & maintenance items is provided.

D. Do I need to be present when the inspection is performed? It is preferable that the buyer be present. The findings are explained to the buyer at the end of the inspection and any questions can be answered and discussed. This also gives the buyer another opportunity to look at the property they are buying.

E. What discounts or price breaks do you offer? We have a couple of offers for clients to qualify for a discount from our normal rate. If a client is on any public assistance, food stamps, reduced lunches, etc. we will take off 25% of the inspection fee. We also offer a veteran, teacher and military discount of 5% off. The inspection fee is determined by the size of the house.
